Hotel Rambaug Palace has no room no. 13. But mysteriously every leap year after 4 years, on 29th February, mysteriously Room 13, with a murderous evil ghost appears in hotel. Anyone entering it gets killed. Plot outline by Vikas Bhatt.

Hotel Rambaug Palace has no room number 13. But mysteriously every leap year after 4 years, on 29th February, mysteriously Room 13, with a murderous evil ghost appears in the hotel. Anyone entering it gets killed. Meghana arrives at hotel she is daughter of a friend of hotel owner Shekhawat. Shekhawat leaves for Gwalior an entrusts her hospitality to cheerful manager Manav. Hotel in off season has just 4 guests more - jolly Sikh couple Mr and Mrs Jassi, paranoid Riya and book writer Shantanu. Shekhawat's old mother is strangely locked in basement bedroom away from guests. Late night 2 policemen escorting a murderer prisoner to jail arrive to rest for the night. Meghna is allotted Room 14 next to Riya in Room 12. Both hear strange noises and crying across the common wall assuming the other noise is coming from the room across the wall. On midnight at start of 29th February, Room 13 appears between both their rooms magically. When Manav, Shantanu, Riya and Meghna investigate they discover a beautiful young girl Koena in it crying and locked by a strange strong chain to the room wall. She claims she is original hotel owner and Shekhawats locked her and took over her property and also magically hid the room as well. She requests no one should be told about her. She just wants to get away to live her life than be locked again. They are unable to cut the chain lock open she takes the knife and asks then to leave. One by one people start getting murdered. Soon survivors find out that Koena was the ghost of a psychopathic serial killer who killed young men she lured and made a necklace from their cut tiny fingers. She was finally killed by police in Room no 13 on 29th Feb. Mother Shekhawat a taantrik had magically chained her evil ghost and used tantra magic to hide the room magically as well. But in 29 February Koena would get stronger and room would be visible. She has now used the knife to cut off her chained leg and is free resuming her murdering spree. Who will survive who will die?
